HOA News You Can Use

Hello Phillips Creek Ranch Residents!

Fall is here again, and like spring, it’s a great time to tackle long-standing projects around the yard and home. It’s also an ideal time for the Association to complete more projects, especially in the common landscapes.

In the coming weeks, several landscape projects will be installed in the common areas. These projects were assessed, scoped, and reviewed by the PCR Landscape Committee before receiving final approval. The committee found its footing earlier this year by deciding to tackle the widespread improvement needs by breaking them up by amenity and neighborhood, allowing for meaningful improvements across the entire community.

We used a random number generator to select all eleven PCR neighborhoods in a random order, and the Committee committed to finalizing the scope and approval of one neighborhood per month in that order. While spring quickly gave way to summer and installations paused due to the summer heat, the Committee continued its work, resulting in several projects being installed this fall, including those in Mainvue, Layton, Windrose, and possibly more. The Committee continues its planning work through fall and winter for more spring installations!

These efforts are funded by the Landscape Improvements budget line item in the 2024 PCR Operating Budget. Another common landscape initiative funded through the Tree Replacements budget line item involves replacing at least 120 trees that have died and been removed throughout PCR. Additional tree replacements are planned for this fall, with ongoing budget allocation in 2025 for continued Landscape Improvements and Tree Replacements.

We are also thrilled to launch the new PCR Communications Committee this fall. This small working group of volunteers will help bridge the various social media channels used by PCR residents, including Facebook, Telegram, and others. They are also developing strategic communication plans to enhance interaction within the community and share the unique experience of living in PCR. We have a lot of community pride to leverage and engage!

As it is budget season, management, the Board, and committee members are diligently working to finalize the 2025 budget plan. Please monitor the community website, ensure you have email notifications enabled for the Community Feed on the site, and watch your mail this November for updates.

Cory has lined up some fun events for the fall, including the annual Fall Festival, pumpkin decorating, a fall photo booth, a Despicable Me movie night, and “Spooky Cocktails” for the grownups!

As always, thank you for everything you do to make this community an exceptional place to live, work, and play!
