Insight From Your Neighborhood Mortgage Expert Pam Koehler
In today’s unpredictable housing market, even seasoned homeowners can feel uncertain about their next move. We’ve sought insight and advice from Pam Koehler, the community’s trusted mortgage expert.
When it comes to navigating the world of mortgages, there’s no better guide than Pam Koehler. Her journey into the mortgage industry is rooted in a lifelong passion for helping people. “I started working part-time in retail sales as a sophomore in high school and quickly found my passion for serving others,” Pam recalls. By the time she graduated high school, she was already working full-time, which naturally led her into banking after graduation. After three years in banking, Pam joined General Motors Acceptance Corporation (GMAC), where she spent nearly 25 years in both operations and sales. “During the early part of my career at GMAC, while working full-time, I went to college at night and earned my bachelor’s degree in business administration with a minor in accounting,” she shares.
In 2001, Pam made the pivotal decision to transition into the mortgage industry. “I’ve always loved working in sales, even back in high school, so I knew this opportunity would allow me to serve others in perhaps the largest financial decision of their lives,” she explains. Over the past 23 years, Pam’s career has not only allowed her to guide clients through significant financial milestones but also to give back to her community. “To me, this is an honor and a privilege,” she says.
Pam believes that success in the mortgage industry is deeply rooted in relationships. “Working in the mortgage industry is truly a relationship business,” she emphasizes. “As a Mortgage Specialist, I think it’s important to build a relationship with your clients first and to earn their trust. When someone is making such a big financial decision, they need to have confidence in you - that you are not only knowledgeable but dependable and trustworthy.”
Q&A with Pam Koehler
What questions are you most often asked by clients?
I am most commonly asked “What will my interest rate be? What do I think interest rates will do in the future? and “Can I refinance if interest rates improve?”
I also frequently hear concerns about timing—whether it’s the right time to buy or refinance—and I help clients evaluate all factors, not just interest rates.
What questions do you think are most relevant right now?
Right now, I believe the most relevant questions homeowners should be asking are, “Is it a good time to purchase a home, even with higher interest rates?' and 'Is real estate still a good investment?”
With interest rates higher than we've seen in recent years, many people hesitate to make a move, but it's important to look beyond just the rates. Factors like home values, inventory, and personal financial goals play a big role in determining whether it’s the right time to buy. Real estate has historically been a strong, long-term investment, offering stability and potential for growth, even in fluctuating markets. It’s all about understanding the bigger picture and aligning your decisions with your long-term goals. My role is to help clients weigh these factors, so they feel confident making informed decisions that fit their unique situations.
What types of services does your business offer?
We are a local retail mortgage lender. When you start your process with us, we will work with you from application to closing. We do not broker our loans. The entire process is handled in-house which makes for a much smoother process and quicker close. We offer mortgages to purchase or refinance primary and second homes and investment properties, for first-time homebuyers and repeat homebuyers, renovation loans, and second mortgage products such as Home Equity Line of Credit and Home Equity Loans.
What inspired you to start your business?
My passion for sales and serving others naturally led me to the mortgage industry. It was the perfect opportunity to combine both. I wanted to help people make informed decisions about one of the largest financial commitments they would ever make and build long-lasting relationships along the way. I’ve never looked back.
What sets your business apart from others?
What sets me apart is my dedication to providing exceptional service. Every client I work with is incredibly important to me. I treat every client with the care and attention that I would want for myself, ensuring a seamless process from start to finish. I’m committed to making sure my clients feel confident in their decisions and know that they have a trusted expert in their corner.
