In a city known for its diverse neighborhoods, stunning architecture, and fast-paced housing market, Anne Willoughby Nelson stands out as a trusted name in Seattle real estate. With over 35 years of experience, Anne brings an uncommon blend of industry expertise, creative insight, and personal care to each transaction. A residential real estate broker affiliated with Compass; she has established a business model allowing her the independence to work one-on-one with clients while leveraging the resources of a national brokerage with a strong local presence.
Anne’s success over three and a half decades is rooted in a philosophy that’s as simple as it is powerful: lead with integrity, care deeply about the outcome, and show up with boundless energy. Whether she’s helping first-time buyers take their first steps toward homeownership, or assisting families preparing to sell their long-time homes, Anne’s approach is centered on understanding each client’s goals and supporting them through one of life’s most important transitions.
Anne didn’t begin her career in real estate—but every step in her professional journey prepared her for it. She graduated from Stanford University with a degree in Economics, earned her CPA license while working for Peat Marwick Mitchell (now KPMG) in San Francisco, and later served as a Water Polo Sport Manager for the 1990 Goodwill Games. These roles helped her build valuable skills in finance, negotiation, logistics, and time management—tools that would prove essential once she pivoted to real estate in 1990.
Anne began her real estate career in 1990 at Madison House Ltd., a boutique real estate firm known for its personalized service. She remained there until 2015, when the company was acquired by Coldwell Banker. Anne then joined Gerrard Beattie & Knapp, a respected name in Seattle real estate, and made the move to Compass in 2018, shortly after Compass opened an office in Seattle. Compass was originally founded in 2012 in New York, and positioned itself as a modern, technology-forward real estate company focused on luxury service. In time, Gerrard Beattie & Knapp also became part of Compass. You might say Anne has a knack for staying one step ahead of industry shifts.
“I’m as surprised as anyone to still be in residential real estate 35 years later and loving what I do!” Anne says. “What’s kept me engaged all these years is the connection to people. I love helping clients find their first home or their fourth. I love creating beautiful environments, and I love that every day is different.”
One area where Anne truly sets herself apart is property preparation. She’s built a reputation for treating every listing, no matter the size or price point, with the same meticulous care and attention to detail.
“In any market, presentation is everything,” she explains. “Whether it’s a 5,000-square-foot home or a small bungalow, I believe every property deserves to shine.”
Anne has cultivated a trusted network of stagers, painters, landscapers, and design consultants, and she collaborates closely with her clients to stage and style homes to their fullest potential. Her passion for architecture and design is visible not just in her listings, but in the books and visual references she shares, often styling spaces with her own carefully curated collection.
A lifelong Washingtonian, Anne grew up in Bellevue and has spent her entire adult life in Seattle. Today, she lives and works in Madrona, a neighborhood she knows intimately and loves deeply. She also serves the surrounding communities of Leschi, Madison Park, the Central District, and Madison Valley, each with its own unique personality and appeal.
“Home is where you want to walk out your front door,” Anne says. “It’s about being part of a neighborhood; knowing your barista, seeing friends at the park, walking your dog past familiar porches. Madrona and the nearby communities are vibrant, connected, and just minutes from Downtown and the Eastside.”
Anne’s approach to real estate is shaped by her deep commitment to family and community. She’s married with three children, now in their twenties and thirties, and she fondly remembers years spent volunteering in their schools and cheering from the sidelines at their many sporting events. Her husband and sons have long been her behind-the-scenes partners, assisting with staging, gardening, and everything else that helps bring a listing to life.
She also draws inspiration from her parents, who live nearby in Washington Park. Her mother was a founder of both Seattle CityClub and the Washington Women’s Foundation, while her father has spent decades advocating for the expansion of the Seattle Aquarium and supporting ACT Theater, as a board member for both organizations.
“They’ve always worked to improve the lives of others,” Anne says. “In my own way, I hope my work helps people start new chapters, navigate life’s hurdles, and find peace and place.”
In her free time, Anne enjoys travel, walking her dog, watching Korean dramas, and connecting with her neighbors and fellow business owners in Madrona. Whether she’s handing out candy at a Halloween event or strolling the neighborhood with her daughter, Anne is deeply woven into the community fabric she helps others find.
What makes Anne Willoughby Nelson’s work special isn’t just her years of experience or impressive credentials, it’s her human-centered approach to real estate. She’s not just helping people buy or sell property. She’s helping them move forward, find belonging, and create new memories.
So, whether you’re relocating, right-sizing, or making your first real estate purchase, Anne brings the expertise, empathy, and energy to make your journey a successful, and even joyful experience.
